Up for sale is a 26', SIP-framed, NOAH Certified Tiny House on Wheels. The starting shell was built by Rocky Mountain Tiny Houses in Durango, CO. They are one of the best builders in the nation (you can check out their high-quality work here). The premium NOAH certification is specifically designed for Tiny Houses (different from the RVIA certification for RVs). All paperwork is included.
My wife and I bought the house shell in March 2017 and completed the interior by August 2017. Given time constraints, cosmetic shortcuts were taken – but we did not sacrifice quality or safety. We are the only owners, and the house has been well cared for (from the condition of the trailer, to air circulation, to warmth in winter). We have decided it is time to move into a nested tiny home and are looking to sell this home to someone ready to go tiny! The heavy lifting has been done but there is plenty of room for customization and personalization.
The interior of the tiny house is not furnished or completely finished, but it has a solid start. In preparing for our move, we have removed the tiny house’s shower and the shelving/doors under the kitchen countertop. The house has two lofts: sleeping loft (8x7) and storage loft (4x7). Ceilings below the loft are 6 ½ feet and this leaves 14 feet of high ceilings (highest point around 13). The door and three large windows on the front of the house bring in a lot of light and help the open ceiling feel spacious. Currently, the walls have 1/4" white-painted wood paneling, 2x4 loft framing, and the floors are a 1/2" wood panel (stained and sealed with all-natural stain).
Composting toilet (from Nature’s head); water heater (4 gallons); heat recovery ventilator (located in storage loft); 40-gallon water tank; kitchen range hood; and curtains.
The tiny house is built upon a custom 26', dual 7k axle, Gooseneck (with platform) trailer fabricated by Hiebco Trailers in Bayfield, CO. This company was the pre-cursor to Trailer Made back in 2017 and is known for durability. The trailer has XPS foam on the bottom of it, which reduces heat loss. The trailer has 1000 miles on it, and the tires look close to new. It also comes with a new spare tire. The trailer has a title that will be signed over to the buyer upon the sale.
Dimensions & Weight
The Tiny House measures approximately 13' high and 8.5' wide, which does not require permits for towing. When the house was fully furnished, it weighed in at just over 11,000 lbs. Currently the interior is empty and is closer to the 10,000 lb mark.
The framing of the Tiny House is a Structurally Insulated Panel build and was purchased at Advanced Building and Development in Broomfield, CO. The panels are extremely thick and maximize energy and efficiency. The tiny house stayed warm with a 1500-watt space heater during two North Dakota winters (at an average of -20 degrees and dipping as low as -50).
Windows & siding
Jeld-Wen windows and doors were used. The exterior of the house is LP Smart Siding and the roof is 26-gauge steel.
Utilities: The utilities of the tiny house include dual, 30-amp electrical hookups. The two hookups go to different electrical panels. The plumbing allows a 40-gallon holding tank or a direct connection with a water hose to pressurize the water lines. The plumbing is simple and it includes a 2 gallon pressure tank, dual carbon filters, and a 4 gallon hot water heater. It has 2 propane hookups for a water heater and heater.

Buyer must rent or own capable vehicle for towing, specifically a ¾ ton pickup or larger with a 15,000 lb towing capacity.
